The CRU, or Código Registral Único (Unique Registry Code), is an official identifier assigned to each property registered in the Land Registry.
Its purpose is to uniquely identify any property within Spanish territory.
Who issues the CRU?
The CRU is issued by the Land Registry corresponding to the location of the property and is managed by the Association of Spanish Property Registrars (Colegio de Registradores de España).
It is an official code that remains linked to the property throughout its entire registration life, even if ownership or title changes.
How to request the CRU?
Online: Access the Electronic Office of the Association of Registrars (registradores.org) and request a nota simple by entering the address and cadastral reference.
In person: Visit the Land Registry office where the property is registered.
Where does it appear on the Nota Simple?
The CRU is usually found on the first page of the nota simple, at the top.

After logging in to your profile with your digital certificate, click on “My folder”.
Then go to “My real estate properties”.
There you will find the CRU numbers of the properties registered under your name.
