The Digital Single Window is a centralized platform that allows owners of tourist accommodations in Spain to easily register their services and activities in one place.
Starting July 1, 2025, this registration will be mandatory for:
Entire tourist homes
Rooms rented for tourist purposes
Short-term or seasonal holiday rentals
The process is fully digital. To complete the registration, you must access the official Digital Single Window portal, fill out the online form with the required information and documents, and you will receive a unique registration number. This number must be included in every listing published on platforms such as Airbnb or Booking, ensuring proper identification and management of the accommodation.
During the registration, you will need to provide documents proving the legality of the activity, such as the cadastral reference, tourist license, community of owners’ authorization, etc.
The registration will be valid for one year and must be renewed annually by submitting an updated tourism activity report.
Failure to register in the Digital Single Window may result in significant penalties, including fines imposed by the administration, suspension of tourist activity on online platforms, and fiscal or consumer inspections, which may lead to further sanctions.
Unified Tourist Rental Registry
The Digital Single Window is directly connected to the National Unified Registry of Tourist Accommodation.Even if you are already registered in a regional registry, you must also complete this national registration to ensure that regional data is integrated into the new unified system.
Owners must submit the required documentation through the electronic headquarters of the Colegio de Registradores, accessing it with their Digital Certificate. Once the process is completed, the Colegio de Registradores will assign a unique identification number, which must be visible on all listings published on vacation rental platforms.
It is the owner’s responsibility to keep the accommodation information up to date in the registry, ensuring it accurately reflects the current condition and status of the property.
